Just crossed the $50k mark on my home equity and it hit me different
I bought my place in the South Valley 6 years ago for $120k and now Zillow says it's worth $175k. Has anyone else watched their equity jump way faster than they expected and started thinking about whether it's smarter to cash out or just sit on it?

Man I'd sit on it unless you need the cash, equity's just gonna keep growing in this market.

Yeah but "keep growing" isn't automatic anymore. I had a buddy who sat on his place in Austin thinking it'd double again, and now he's stuck with a house that's barely worth what he paid in 2022 cause the market shifted while he was waiting. Property taxes and insurance went up way faster than his equity did. So unless you're in a truly hot spot with job growth and limited supply, that equity might just be a number on Zillow that never turns into actual cash.
