Water heater pan overflow ruined my garage floor last Friday
The drain line on my water heater pan clogged up and dumped about 30 gallons onto the concrete before I caught it. It seeped under my storage cabinets and stained a 6 foot patch near the wall. I called a plumber who snaked the line for $180, but now I'm stuck with a dark stain and a smell that won't fade. Has anyone else dealt with pan drain clogs in this area, and is sealing the concrete actually worth it or just a temporary fix?
Noticed this pattern where small stuff we ignore turns into the big mess, like that drain line slowly gunking up for months until it finally lets go all at once. Sealing the concrete is worth it but you have to kill the smell first, because if moisture or mold is still trapped under there the sealer just locks it in and you're back to square one. Let it dry out good, hit the stain with a cleaner made for concrete, then seal so the next clog doesn't soak in as deep.
