My uncle laughed at me for paying $6,500 for a soil test before building in Tulsa, guess who is laughing now
When I bought my lot outside Tulsa my uncle, who has built three houses himself, told me soil testing was a waste of money and to just "dig a hole and look at the dirt." I ignored him and paid $6,500 for a geotech report on the lot I wanted. The report came back showing expansive clay down to 12 feet, which meant my original slab plan would have cracked within a year or two and cost me way more than 6 grand to fix. My builder switched me to a post-tension slab with deeper piers and so far it has been solid through two summers of Oklahoma heat. Has anyone else had a soil report change their whole foundation plan?
