Overheard my neighbor saying 'housing prices only go up' and it made me think about our whole town's growth
He was bragging about his house value doubling in 3 years but I saw the same thing happen in my hometown of Akron before the factories left and prices cratered, so how do we know when this is actually sustainable or just a bubble?

Hold up, housing prices actually do go down sometimes, like when whole industries pack up and leave town.

Used to be one of those "houses are a guaranteed money printer" people myself until I watched my uncle's place sit on the market for two years after the local plant shut down. Yeah, this changed my mind pretty hard.
