I used to think a full basement suite was the only way to go for a rental property

For years, I was sure that buying a house with a full, separate basement suite was the smartest move for an investment property here. I figured the higher rent made it worth the extra cost and hassle. Then, a friend who manages a few properties in the Glenora area sat me down and said, 'You're limiting your buyer pool when you sell, and the rules are getting tighter every year.' She showed me the numbers on her legal garden suite in Ottewell, which cost less to build than a basement reno and appeals to a different kind of tenant. It made me look at things differently. I just bought a bungalow in Capilano with a big backyard, and I'm getting quotes for a backyard suite instead. Has anyone else gone this route and had a good experience with builders in the southeast?
