The flipper special I walked through yesterday had exposed live wires near a kids' playroom

Walked a house off Candelaria that was "fully remodeled" and found a junction box cover just sitting on a shelf, so has anyone else had to talk a buyer out of a flip that was clearly done on a 3-week timeline without permits?

The contractor they interviewed basically said flippers cut corners wherever the inspector wasnt looking, and a junction box with no cover is just the tip of it. I had a client walk away from a place where the bathroom fan was vented straight into the attic, and the seller tried to call it a "feature" for moisture control. That exposed wire near a playroom is a lawsuit waiting to happen, and if the permit history doesnt match the work done, you gotta trust the red flags.
