A landlord in Columbus talked me out of a 3 year lease, and it changed how I price every deal
Last month I drove out to Columbus to look at office space for our second hire. The landlord showed me a suite, then asked how long we had been running. I said three years. He said sign month to month, not the 3 year deal his broker was pushing. I asked why he would talk me out of guaranteed money. He said most B2B founders he rents to hit a wall around year four, and a long lease turns a bad quarter into a death sentence. He also said 60% of the tenants in that building who signed 3 year deals in 2021 are gone now. I ended up taking his advice, and I have been thinking about it ever since. We price our own contracts the same way now, shorter terms, easier out, and it has not hurt close rates at all. Any other B2B founders here locking in long contracts with customers or vendors? Curious if the shorter stuff has worked for you or if I just got lucky with one honest guy.
