Chimney cap rusted through on a $2,400 job in Detroit

I was finishing a re-line last Tuesday on a three-story row home and the old cap just crumbled in my hands when I went to clean it. Caught it before it fell on the homeowner's car, but I had to drive 40 minutes back to the shop for a replacement, killing my whole afternoon. Anyone else ever deal with caps that look fine from the ground but are basically dust once you touch them?
