Just realized zoning bylaws in Edmonton can kill a deal before you even make an offer

Was looking at a duplex in Oliver last week and the realtor casually mentioned the lot was zoned RF1 instead of RF3. Turns out that means you can't do any kind of secondary suite without a huge variance fight. Wish I knew that 3 showings ago. Has anyone else run into a surprise zoning issue after thinking a place was perfect?

Is it just me or does this kind of thing happen way more often than people let on? You can research a neighborhood to death, check every square foot of a listing, but the real deal-killer is buried in some city code nobody tells you about until it's too late. It's kind of like finding out your favorite coffee shop is closing because of a parking variance six months after you moved in down the street.

Yeah @blake302 you're spot on but RF3 actually allows more density than RF1, not less.
