My neighbor's house sat empty for 6 months before selling... the before and after was wild
There's a house down the block from me in Old Strathcona that was listed for almost half a year. Looked totally fine from the curb but just sat there. Then last month a new agent put up a sign and it sold in 10 days. I finally asked the buyer what happened and he said the old agent had it priced $60k too high and was using terrible photos. Makes me wonder how many other homes are just sitting because of bad marketing.

Honestly, "terrible photos" and "priced too high" is like the real estate version of a bad Tinder profile. Same product, zero effort, nobody swipes right. Ngl, it's wild how stubborn some agents are about dropping the price even when the market is clearly telling them they're delusional. Tbh, half the time it's just ego, they'd rather let a house rot on the market for six months than admit they were wrong. I bet that old agent is still out there trying the same crap with another listing right now.

The ego thing is REAL. I've literally seen agents list a house at $450k when comps are clearly at $380k just because they "know the neighborhood" and think they're special. Then when it sits for months with zero showings they blame the market instead of the price tag. Same with those dark, blurry photos shot with a flip phone from 2008 when half the rooms look like caves. It's like they REFUSE to spend $200 on a real estate photographer who could actually make the place look decent. Meanwhile the seller is stuck making double mortgage payments and the agent just moves on to the next victim.
