My open house disaster last Saturday in Glenora

I held an open house in Glenora last weekend and it was a total washout. We had 12 groups show up in the first hour which sounds great, but 8 of them were just nosy neighbors who had no intention of buying. One lady actually asked me if she could use the bathroom because she was walking her dog nearby. I spent the whole time answering questions about the neighborhood instead of talking about the actual house. Has anyone else dealt with this kind of crowd at an open house?

I read somewhere that open houses are basically just free entertainment for the neighborhood, and that lady using your bathroom really proves it. The nosy neighbor thing is so common that some agents I know just hand out cookies and neighborhood flyers instead of bothering with the house details. I've heard one guy say he just keeps a stack of "sorry, no public washroom" signs ready for when the dog walkers show up. Half the time it feels like you're hosting a block party more than selling a house.

Catch yourself going to the grocery store on a weekend and half the people there are just browsing with no cart, same thing. Open houses are just the real estate version of that @finley_bennett28, a free activity for bored people.
