Saw a builder's 3 year old custom home vs a new build from the same plan - totally different

I visited a friend's house last weekend that was built 3 years ago by a local builder here in Denver. The countertops had chips, the floors were creaking, and the trim was pulling away from the walls. Yesterday I toured the same floor plan just finished by a different builder for my cousin. Same design but the difference in quality was night and day - tighter joints, better materials, and the owner actually walked us through every step. Has anyone else noticed how much builder skill changes a home after just a few years?

Check the builder's warranty history before you sign anything (learned that one the hard way).

Holding contractors to their warranty history just makes them raise their prices to cover the risk.
