Just realized I was pricing my house wrong for 2 years because of the basement

I was watching a video from a local agent about how finished basements don't add value dollar for dollar like main floor space does. I had mine listed at $50k over what similar homes without finished basements were going for. No wonder I got lowball offers every time. Anyone else figure this out the hard way?
