Small win today, that agent fee advice was dead wrong

A buddy in the business told me to always offer buyer agents 2.5% or you'd never get showings. I tested that theory on a duplex near Kingsway last month, dropped it to 2%. Got 4 showings in the first weekend, two offers. One guy even waived the inspection. So much for that old rule.

Oh dang, that's actually a really interesting data point. I wonder if the lower commission actually made your listing stand out more to serious buyers who were paying attention to the numbers, while the 2.5% places might have just blended into the noise. Maybe there's a whole segment of buyer agents who are fine taking a slightly smaller cut if it means their client actually gets into a deal without all the bidding war nonsense.

wait wait wait, so you're telling me some buyer agents actually said "nah it's fine" to a lower commission just because they wanted an easier deal??? that's wild to me honestly. i figured they'd all fight tooth and nail for that extra 0.5% but i guess getting their client into a house without 17 rounds of bidding is worth more than i thought. my last listing had 8 offers and i wanted to pull my hair out dealing with all those back and forths.
