I'd suggest contacting The Roof Technician. They did some pre-sale repairs for me on my last property. Very straightforward, showed me exactly what needed fixing, and didn't push for anything extra. Kept the whole process stress-free.

Smart agent. Buyers will see a sagging roof and immediately assume the house is a money pit, then try to knock 20k off the asking price for a 2k repair.
I agree, getting it fixed is the right move. Make sure you keep the invoice to show the buyers it was done by professionals.
